How much does a 1-bedroom cost in Ho Chi Minh City?

Most 1-bedroom asking prices fall between $231 and $839 a month (the 10th–90th percentile of 619 listings). Anything below that band deserves a closer look — sometimes it's a deal, sometimes it's a reason.
One more split worth knowing: 1-bedrooms posted in the local language ask $420 at the median vs $549 for English-language posts — 23% less for the same city. That cheaper half of the market is exactly what an English-only search never reaches (we translate it into the feed).

The deal threshold is the bottom tenth of asking prices for that area — the same bar our "Deal" badge uses on the feed. 13% of current listings mention a quiet area — District 2 leads with 23% of its listings making that claim.

What are renters actually asking for?
We also collect the other side of the market — "looking for a place" posts. Across 88 recent requests with a stated budget, the median renter is shopping with $381 a month. At today's prices that covers 26% of 1-bedroom listings — demand is set below where the market is asking, which is exactly the gap you negotiate in.
Where the demand concentrates: Binh Thanh draws 19% of requests against 15% of supply; District 1 draws 17% of requests against 13% of supply.

How much came onto the market in June 2026?
3,579 new listings arrived. 297 of the currently active ones are priced in the bottom tenth for their area and size — worth checking first, because places priced like that rarely survive the week.
