Most 1-bedroom asking prices fall between $172 and $596 a month (the 10th–90th percentile of 500 listings). Anything below that band deserves a closer look — sometimes it's a deal, sometimes it's a reason.

What are renters actually asking for?

We also collect the other side of the market — "looking for a place" posts. Across 65 recent requests with a stated budget, the median renter is shopping with $378 a month. At today's prices that covers 59% of 1-bedroom listings.

Where the demand concentrates: Cau Giay draws 31% of requests against 16% of supply; Thanh Xuan draws 20% of requests against 11% of supply.
