Da Nang Rent Report — June 2026

This is RentScout's monthly snapshot of the Da Nang rental market — asking prices across 9,006 live listings, including the local-language ones an English-only search never surfaces.
June 2026 in three numbers: the median 1-bedroom asks $493 · a deal in Ngu Hanh Son means a 1-bedroom under $324 · 6,299 new listings came in.
How much does a 1-bedroom cost in Da Nang?
| Type | Median (USD/mo) | Listings |
|---|---|---|
| Studio | $324 | 1,661 |
| 1 bedroom | $493 | 2,926 |
| 2 bedrooms | $648 | 1,249 |
| 3 bedrooms | $1,028 | 626 |
Most 1-bedroom asking prices fall between $305 and $686 a month (the 10th–90th percentile of 2,926 listings). Anything below that band deserves a closer look — sometimes it's a deal, sometimes it's a reason.
One more split worth knowing: 1-bedrooms posted in the local language ask $457 at the median vs $496 for English-language posts — 8% less for the same city. That cheaper half of the market is exactly what an English-only search never reaches (we translate it into the feed).
Which areas are cheapest — and what counts as a deal?
| Area | Median 1BR | Deal threshold | $/m² (all sizes) | Listings |
|---|---|---|---|---|
| Ngu Hanh Son | $496 | under $324 | $11 | 1,083 |
| Son Tra | $495 | under $343 | $11 | 940 |
| Hai Chau | $458 | under $248 | $9 | 440 |
| Cam Le | $324 | under $238 | $7 | 127 |
| Thanh Khe | $363 | under $248 | $10 | 33 |
| Hoa Vang | $381 | under $230 | $7 | 23 |
The deal threshold is the bottom tenth of asking prices for that area — the same bar our "Deal" badge uses on the feed. 16% of current listings mention a quiet area — Cam Le leads with 23% of its listings making that claim.
What can your budget get you?
| Monthly budget | Covers | Goes furthest in |
|---|---|---|
| $400/mo | 30% of 1-bedrooms | Cam Le (80%), Thanh Khe (70%) |
| $500/mo | 53% of 1-bedrooms | Cam Le (86%), Thanh Khe (84%) |
| $575/mo | 72% of 1-bedrooms | Cam Le (90%), Thanh Khe (89%) |
Coverage is the share of current 1-bedroom listings asking at or below that budget.
What are renters actually asking for?
We also collect the other side of the market — "looking for a place" posts. Across 111 recent requests with a stated budget, the median renter is shopping with $303 a month. At today's prices that covers 10% of 1-bedroom listings — demand is set below where the market is asking, which is exactly the gap you negotiate in.
Where the demand concentrates: Ngu Hanh Son draws 35% of requests against 31% of supply; Hai Chau draws 32% of requests against 21% of supply.
